Rules & Regulations

Yorktown Medical Center is committed to providing quality office space managed with professionalism and an experienced eye for detail. Your help in meeting these standards is greatly appreciated. The following common-sense rules protect everyone and are intended as a broad outline only. See your lease for a more specific enumeration of tenant obligations:
  1. The sidewalks, entrances, halls, passages, elevators and stairways shall not be obstructed or used for any other purpose than for ingress and egress to and from the Premises. Fire escapes are to be kept free from obstructions at all times.
  2. Landlord, its agents and employees, shall be permitted in the Premises at all reasonable hours for any reasonable purpose, including construction renovation of office space above, below or adjacent to Tenant's space.
  3. AW Property provides mini-blinds for all outside windows and these shall not be removed or in any way altered by Tenant. Outside windows shall not be covered or obstructed by Tenant.
  4. No sign, advertisement or notice shall be inscribed, painted or affixed on any part of the outside or inside of the Facility, except as approved by AW Property Co. No additional lock or locks shall be placed upon any door in the Premises without the written consent of the landlord.
  5. Tenants shall not do or permit anything which could increase the rate of fire insurance of the Facility, obstruct or interfere with the rights of other Tenants, conflict with the regulations of the Fire Department, rules established by the Board of Health, or with the laws or ordinances of the city, county and state in which the Premises are located, or of the United States of America.
  6. No machinery or weighty items of any kind will be allowed to be added to or operated on the Premises without the written consent of Landlord, ordinary office equipment excepted. All persons employed in the moving of safes, furniture or other bulky articles in and out of the Facility must be acceptable to Landlord, and such work is to be done only at the time designated by Landlord.
  7. No carpet, rug or other article shall be hung or shaken out of any window or door, and nothing shall be thrown, swept or dropped by Tenant, its agents, employees or visitors out of the windows or doors, or into the halls or passages, or upon the stairways, or into the court of the Facility; nor shall animals or birds be brought or kept in or about the Facility.
  8. AW Property Co will equip all electric fixtures provided by Landlord in the Premises with necessary electric lamps; but Tenant shall pay for replacing all lamps which may be negligently broken. Landlord will provide these at retail cost.
  9. If Tenant desires telegraphic, telephonic, or other connections by wire, Landlord will direct the electricians as to where and how the wires are to be introduced and, without such direction, no boring, cutting, or attaching of wires to the outside or inside of the Facility will be permitted.
  10. For protection against the elements, and to preserve efficient air-conditioning during business hours, both when supplying cooled air and also when supplying heated air, at such times lessees must keep all windows closed and keep the light control curtains either open or closed as directed by Landlord.
  11. No structural alterations of any kind shall be made to any part of the Premises by Tenant, without the written consent of Landlord. No painting, alteration or decoration of any kind shall be made by Tenant to any part of the Facility, other than the Premises, without the written consent of Landlord.
  12. All glass, locks and trimmings in and about the Premises shall be kept intact and uninjured, and whenever any breakage shall occur AW Property Co. shall be immediately notified and the same shall be promptly replaced or repaired by Landlord, but if caused by the negligence of Tenant, Tenant will be responsible for the expense.
  13. Tenant shall not use any method of heating or cooling other than that provided for by Landlord herein, without the written consent of Landlord.
  14. No tradesman or other solicitor shall have the right or privilege to enter the Facility for the purpose of soliciting, selling, or delivering any article or commodity unless he or they be first approved and continue to be approved by Landlord who reserves the right to revoke such approval at any time.
  15. Nothing shall be placed on the outside of the Facility or on the windows, windowsills, or projections.
  16. Before all persons leave the Premises at the close of business, Tenant must see that the doors are securely locked and the lights extinguished. No lessee or agent, employee or visitor of Tenant, or other persons, shall go upon the roof of the Facility without the written consent of Landlord.
  17. The Yorktown Medical Center is smoke-free. Tenant shall not permit its employees or agents to smoke in any area within the Facility. Smoking will not be permitted in the exterior Common Areas of the Facility.
